Steiner’s $15M Columbia Tusculum apartment project moving forward

A planned apartment development within walking distance of Columbia Tusculum’s business district is expected to start construction later this year.

This new building will be good for Columbia Tusculum. I wish some infill would also come to the surface lot immediately to the south of this building. It would help to solidify the business district along Columbia Parkway. Also would love to see more investment around Eastern Avenue in the southern portion of CT. There are some beautiful buildings around there, and with some renovations and infill, it could be a really cool little sub-neighborhood of CT, with its own business district and everything.

Streetside Brewery is great down there but on a weeknight it is usually dead. Would love to see that area really pop.

Those are some pretty cute little bungalows, but I'm always in favor of more density surrounding business districts. Will be interesting to see what is proposed. I expect there will be quite a fight from the community, though!

If people were smart, they could do some underground parking as part of a large development, and turn the center of the square into a proper esplanade/park like Oakley and Hyde Park, but there is oddly never any push to do so.

There actually is a desire to do that.

 

There are lots behind the CVS/theatre that have been looked at to replace the square parking, but they are all owned by one person who vehemently refuses to sell them. There just isnt a lot of land around the square, so the only other options would be a development like this to support underground parking.

Interesting project, should help with businesses in the area. Nothign really wrong with these houses but they are a bit tired, hopefully it's a nice upgrade:

The project B looks like it may take out a couple decent houses as well as a vacuum shop and cobbler, as well as what used to be a bar which I went into a couple times when drunk and can't remember what it is called:

The shoe repair store is the only notable business, that vacuum repair store looks abandoned half the time, and that bars been empty for 5+ years

^Yes overall should be a good project when they get to it, those commercial fronts are old and tired and maybe the vacuum shop would want to open again somewhere else on the square.

 

Do you remember what that bar was called? I went in there a couple times, it probably was 5 years ago, and it was so dingy and old but I can't remember the name

It was Muz's, but was called something else, basically the same bar, from the mid 90s until it was Muz's.

Wait, I'm confused. What is 'project A' and 'project B'? The article only describes the project facing Delta: "The apartments would be located on 1009, 1011, 1013 and 1015 Delta Ave., which are currently single-family homes. The properties are just northeast of the United Dairy Farmers and steps from the restaurants and bars in Mount Lookout Square." I really hope the community fights demolition of the structures on Linwood, as they are much more urban, built very close to the street and with small side setbacks and are generally better looking buildings. Plus, it'd be a shame to lose the commercial buildings there. Muz's was the first bar I ever drank in, and Ramundos was one of my high school hangouts. Would hate to see those go!

*Just to clarify, Muz's is closed and has been for quite some time. It looks like on that project Ramundos and Ruthai would not be affected.

Yes I know Muz's closed a while ago. It had a short life after Muz's called something lame. I still don't see any mention of Project B anywhere beyond that diagram. Ramundos & Ruthai will not be demolished. There will be 3 buildings demolished.

 

1 - Empty bar, which has been empty 5+ years

2 - Vacuum Store - On and off empty, looks like ****

3 -  Only real business, mt lookout shoe repair, which will be a shame to lose 

 

The buildings are honestly ugly, in awful shape, and a constantly changing storefront. I'll be glad to see them go.

ok yeah, those aren't a huge loss. Did the developer talk about the whole project a vs project b thing?

It was Muz's, but was called something else, basically the same bar, from the mid 90s until it was Muz's.

After racking my brain even trying to remember Muz's, prior to that it was "the Outlook Inn".  It drove me crazy for several hours but my alcohol riddled brain finally garnered the power of recall!

^Adding 19 units (currently a single family) to that 0.77 acre site is pretty good density. It's a shame so much of the site will be surface parking, but otherwise it's good to be adding density to neighborhoods like Mt Lookout. I noticed on that street there are a few 4-family buildings owned by CMHA, so there's already some precedent for multi-family on the street. (I'm sure there will still by NIMBY outcry from some who want Mt Lookout to only have single-family homes).

huh? There are separate projects. The newest one is about condos at 3318 Mowbray.

 

The previously discussed apartment project is off of Delta, just north of the UDF.
