The number of new projects in the planning pipeline seems to have diminished to a trickle, and not just reflected by this agenda....

http://planning.city.cleveland.oh.us/landmark/agenda/2017/10122017/index.php

I think it's just the hangover from having lots of announcements with little actual construction.  Let's see some of the projects that were in the pipeline get built, then I'll worry what's coming in at the other end.

Things tend to slow down at this time of the year in City Hall.

But I'm a new project addict, and I need my fix!

"Most of us have been conditioned to regard military combat as exciting and glamorous -- an opportunity for men to prove their competence and courage. Since armies are legal, we feel that war is acceptable; in general, nobody feels that that war is criminal or that accepting it is a criminal attitude. In fact, we have been brainwashed. War is neither glamorous nor attractive. It is monstrous. Its very nature is one of tragedy and suffering" --Dalai Lama

Tom Yablonsky is one of the pioneers of a residential downtown Cleveland. This answer piqued my interest....

November 05, 2017 4:00 am      UPDATED 19 HOURS AGO

Source Lunch with ... Tom YablonskyExecutive VP, Downtown Cleveland Alliance; executive director, Historic Gateway Neighborhood and Historic Warehouse District Development Corp.

...Where will the action be in the future in downtown Cleveland?

There are opportunities on Superior Avenue, in NineTwelve and in the Flats that will provide for more growth. Our existing projects have set the table for construction on the lakefront and riverfront, Playhouse Square and at the Asher property between West 3rd and West 6th streets.

So long TJ DOW! ;D

Any thoughts on how the election results will affect real estate development moving forward?  I would think Jackson winning gives NUCLEUS a better chance of happening.

Good riddens!

I'd say projects will have a smoother time getting approved just based off the fact developers don't have to risk being extorted to get their projects approved.

I've often felt that nuCLEus was put on ice until after the election. Jackson didn't want to have anything stirring up his strong lead over Zack Reed. Now that the election is over, watch for the TIF to appear on the school board's agenda soon. The timing will then put the TIF contract on a path for the new city council to approve in January. No insight. Just my reading of tea leaves.

I heard a story the other day... that several tech leaders in Cleveland had Pixar executives and other digital-tech companies in Cleveland in 2014, looking to open facilities in MidTown.

When our tech leaders brought the executives to City Hall to meet Mayor Jackson, he said he was busy.. the execs then swiftly went to Burke Lakefront never to return again.

Can anyone substantiate this????

That rumor would have been better had it come out BEFORE the election...

Someone submit that to Politifact!

That story can't be true....if it was, its just been sitting around like a hand-grenade that some media outlet or some enemy of Jackson surely would have launched by now.

Lol. I didn't want to lob a pre-election allegation like that when I wasn't sure it was true. Also, I just heard the story yesterday.

The story allegedly involved Cleveland's "tech czar" Michael DeAloia, so if anyone knows him he might be able to confirm or deny.

I have mutual friends with Basheer on FB and their ideological breadth makes it look like he can work with people.  Dow was basically an extortionist.

He's not speaking of it openly, but is talking about a previous encounter with Apple that's interesting.

Voters pass Cuyahoga Community College bond issue for facility improvement

WKYC 12:55 AM. EST November 08, 2017

CLEVELAND - Voters overwhelmingly passed a 0.5-mill bond issue for the repair, improvement and construction of facilities vital for college completion and workforce education at Cuyahoga Community College on Election Night.

Nearly 68% of voters supported Issue 61, which will raise funding for the College to address decades of wear and tear on buildings; keep pace with rapidly changing technology; and create new instructional space for growing programs.

Collection of the bond issue would begin in 2018 and run 25 years. The request asks Cuyahoga County property owners for an additional investment of less than $1.50 per month on a $100,000 home.

Tower City thread locked.

Bedrock CEO says he's pushing to pick strategy for Avenue at Tower City "very soon"

CLEVELAND, Ohio - Almost 20 months after buying the Avenue at Tower City, Detroit-based Bedrock still hasn't settled on a revival strategy for the struggling shopping mall. But during an interview this week, the real estate company's chief executive officer said he doesn't want uncertainty about one of downtown Cleveland's most central - and complex - properties to drag on much longer.

"We're pushing ourselves to come up with the right answer very soon," Bedrock CEO and co-founder Jim Ketai said of makeover plans for the 366,000-square foot retail space.

Longtime Crain's reporter Stan Bullard has some interesting predictions for 2018, including for nuCLEus. He also notes that the tax overhaul may favor more commercial development, more apartment construction and less new for-sale housing nationwide....

December 29, 2017 1:00 pm

Stan's call: Tax overhaul has major realty implications

By STAN BULLARD

Now for some specifics:

Look for a new partner to join the lineup with Delray Beach, Fla.-based Hudson Holdings in the $300 million quest to turn the landmark Union Trust Building at 925 Euclid Ave. to a hotel, apartments and less office space than the million square feet it has now.

All that happened with the proposed 49-floor nuCLEus project last year was that small signs replaced big ones on the site between Quicken Loans Arena and the East 4th Neighborhood.

The drive by Stark Enterprises of Cleveland and J-Dek of Solon for sweeter tax increment financing than typically provided will make it through Cleveland City Council and the Jackson administration. Developer Bob Stark may get to leave two marks on his hometown's horizon as his Beacon skyscraper is already rising at East Sixth Street and Euclid.

Also, look for Dan Gilbert's Bedrock Real Estate to get rolling on renovating the May Co. on Public Square to apartments. He's too smart — financially anyway — to wait.

I, for one, am very excited about this and always have felt that this concept would work great in Cleveland. I thought at one point I read a rumor on this site that Topgolf was considering FEB Phase 3 for their NEO location, but frankly this makes more sense.

Independence site eyed for year-round golf haven

Topgolf, a year-round sports venue offering golfers what Corner Alley and Dave & Buster's gives bowlers and gamers, could add a location in Northeast Ohio if a proposed rezoning in Independence wins city approvals.

Caroline Jerome, a Topgolf spokeswoman, said that at this time she can only confirm the Dallas-based company's interest in pursuing what she termed a "Cleveland-area location." No details will be available until later, she said.

However, the agenda for the 5:30 p.m. meeting on Wednesday, Jan. 3, of the Independence Planning Commission shows a request to rezone almost 16 acres on Rockside Woods Boulevard to public use from office and laboratory use.

Breaking News, Amazon has chosen its finalists for HQ2...

Most of the cities are the usual suspects...huge cities like NYC, LA, and Chicago as well as tech hubs like Raleigh and Austin.  But if you want to root for an underdog, Nashville, Pittsburgh, and Newark are on the list.

The only Ohio city to make the cut is Columbus.

If I were betting man, I think D.C. has a strong chance of getting it, as 3 of the 20 finalists are in the D.C. region.

Here's the link for the full list:

I have been to the one in Alexandria, Virginia.  And let's just say I am not their target demographic.  It's pretty popular with the "bro-grammer" crowd.

In other news, I am no longer an "excavation site."  I am now a "dirt lot."  My wife will be so proud.

Lol it is, admittedly, my crowd. Though I wouldn't apply quite that label.

I worry that it won't survive in Independence, though. I honestly would've loved to see it go on the West Bank.

Me too, but that was never going to happen. TG is an attraction and it will do fine in Independence. If nothing else, it will survive because of the serious lack of decent driving ranges within 30 minutes of downtown.

Not sure if this is the best place for this, but has anyone else noticed that the Google Maps 3D view of Cleveland seems to have been updated recently?  Last time I looked at it the 3D view seemed to be a couple years old.  For example the old version showed the Hilton as just a construction site.  If you turned off 3D view before it showed you an flat aerial photo that appeared more recent.  The current 3D view can be dated by the progress on some projects: for example the Snavely construction on W. 25th shows about 3 floors, the exterior of the med school at the Clinic looks done, and Centric in University Circle reaches 4 floors.  I don't know exactly what they do to update these 3D scans, but I think it involves flying planes with scanners over town - it can't be cheap.  For that reason I've been curious how often these scans would be updated.

^ a couple years ago i use to consistently bother google to update their maps over in detroit shoreway, there was so much construction going on, the images were years old.  I didnt think that was a fair representation so i would e-mail them.  They updated it a few times.

Edit, after i wrote that, i just went in and check it out.  The satellite image doesnt even have the 73rd interchange or edgewater beach house CONSTRUCTION site.  pretty lame

"Car vending machine" coming to Northeast Ohio, tower going up in Warrensville Heights

Homa Bash

4:49 PM, Feb 15, 2018

WARRENSVILLE HEIGHTS, Ohio - A “car vending machine” is making its way to the Midwest, with construction underway at its latest location in Warrensville Heights.

Carvana is a brightly lit tower of cars that will stand seven stories tall and be highly visibly off of Highway 271.

That’s why Warrensville Heights Mayor Brad Sellers thought his city would be a perfect fit.

That's why they put Yugo dealerships at the top of hills so they could be driven away (but not returned either). ;)

Not sure if I am in the right thread for this. But I noticed Knight Frank has established a presence in Cleveland.

I've seen a few of there signs around the city - this is terrific considering they largely maintain "premier" cities like NY, London, SF, Boston, etc.

Are you referring to Newmark Knight Frank?  They acquired Grubb & Ellis, who already had a presence here, a few years back when many commercial brokerages were consolidating.

Could have sworn we had a Steelyard Commons thread, but couldn't find it when I searched.

Site prep work has started on the triangle of land between Keybank and Quigley Rd. No signs as to whats going to be there, but the top layer of soil has been removed and a building site has been staked out, with heavy equipment around.

It was in the Completed Projects section.  Since there is active construction, I have moved it back to Northeast Ohio Projects and Construction.  Put "Steelyard" into the search box and it will come up.
