Wow!

Except for that SW corner, I don't even recognize W. 25th & Detroit. I've driven past there so many times, from the Warehouse District/downtown to Ohio City, but the transformation over the past few years is just amazing. Love it!

I wonder if the SE corner is available for redevelopment, or if it will be part of the proposed Irishtown Bend Park?

It is supposed to be part of the irish bend park.  basically that whole side of street is

It's supposed to be part of the Irish Town Bend Park BUT MR GEORGE bought the property a year or so ago and even thru he doesn't own the parking lot next to the building he CLAIMS he's going to redevelop the property...

 

And he CLAIMS that he was not aware of the the park project thats been in the planning stage for several years now...

And he CLAIMS that he was not aware of the the park project thats been in the planning stage for several years now...

He is of course a fabricator and his ownership of the property means little as it is subject to eminent domain.

Yes, but only south of the Detroit-Superior bridge. The north side will be the Bridgeworks development. The original Superior Viaduct street right of way was vacated and the plat map redrawn in early February so that the adjoining parcels absorbed the street right of way and then were consolidated into a single parcel for transfer to Bridgeworks LLC, the partnership of Graham Veysey and Michael Panzica.

I've tried looking on maps and it's not quite clear to me.... Is the plan for Franklin Boulevard to go right through the new Franklin Circle or will everyone drive around the circle?  Second, is the plan for Franklin Boulevard to be completed by October this year - i.e. for all those little circles at the intersections to be completed?

What's the status with the Rhodes mansion?  I had pictured Rhodes and Sanford being renovated/restored simultaneously and reopening about the same time and it looks like nothing is going on.  Is the Rhodes mansion makeover on life support or completely dead?

Hehe.  On the SE corner of Detroit and W25, in my imagination, I would build a curved mid-rise with a restaurant/amenity deck overlooking downtown, the river, and the eventual park,  Unfortunately, the money I would need to do this is also in my imagination.

@lafont Fulton and Franklin will be the spokes on the new roundabout when completed.

 

The work on Franklin is not included in this project and as far as I’m aware there is no current timeline for that work to be completed.

So looking at the plat now, the Detroit Superior Viaduct ROW was vacated under ORD 1367-2019 on 12-2-2019. It appears the 'standard highway easment' to the City of Cleveland is still there on the southern end of the property (about 36' off of Detroit towards the north- it looks to serve access to the D-S bridge, ~14,000 Sq. Ft./0.32 acres in area).

Driving onto the Shoreway from Downtown heading west the other day I was blown away by the impact of Church & State, as well as the Quarter.  The density is amazing from that view! C&S seems way taller than it is.  Very impactful architecture.

I don't see Even a hint of W. 28th here, even if it's not going to be connected with the circle for vehicles (which is unfortunate). Glad to see Franklin is NOT supposed to go through the circle.

Do you mean between 47th and 48th next to that future marketplace? If so looks like the foundation is for a single family house, it was a city land bank lot(s) but Auditor's website now shows Katalin Paroska as the owner as of 5/10/19, looks like it was also a lot consolidation. And according to LinkedIn she's some sort of Republican political consultant.

Past info on this project was posted in the Duck Island Thread. But Duck Island is technically part of Tremont -- east of Columbus Road. This is west of Columbus Road.....

Ohio City Transit Oriented Development arrives the next station

 

A significant real estate development next to and possibly above the rail rapid transit line in Cleveland's Ohio City neighborhood moved a step closer to reality today. That occurred when the Greater Cleveland Regional Transit Authority's (GCRTA) board of trustees authorized staff to execute a development and use agreement with Carnegie Management and Development Corp. of Westlake.

The eventual agreement will include three parcels of land south of Abbey Avenue and west of Columbus Road, south of Lorain Avenue, totaling 5.6 acres. Also, the agreement will include air rights over GCRTA's Red Line that links the airport, downtown, University Circle and Windermere.

A potential development with public plazas over the tracks could provide seamless pedestrian linkages between the Duck Island neighborhood to the east with the Ohio City's Market Square area to the west.

Darn. Perhaps wishful thinking on my part. Its a perfect location for a more dense use with a larger lot and Bridge ct directly behind for access. Oh well 😞

Went for a walk yesterday and took some progress pics from Franklin. The first one is more townhouses going up on Vine Ct. The others should be fairly obvious 😉

Love that view of Church and State down 29th. Also Dexter looks like its going to have a really great presence from the street and new roundabout. I imagine its going to have a good balancing effect with the hospital building across the circle.

Rising very slowly.  They've been working on that second story a number of months.  Not counting elevator shaft, or whatever that tall structure is.  Hope they start the one between this and Church & State this year.  Right now the construction around the future Franklin Circle is particularly pedestrian unfriendly....
