Columbus: Harrison West / Dennison Place Developments and News

Like the much older three-story apartment concentration in Town-Franklin it just goes to show that the areas are still quiet and that single-family homes don't have to be scared of higher densities. Too bad about the NIMBYism from the president of one part of the developments:

 

“This proposal violates the entire spirit of the Harrison West plan,” Adam Deutsch, president of the Harrison Park Homeowners Association, told the council. “You’re setting a precedent that says to developers, ‘It’s open season on Harrison West.’ ”

It was OK when there are numerous three story buildings, but just one four-story building = "open season on Harrison West"? Is it too much to ask for these residential area leaders to have a basic understanding of what constitutes good urbanism? Same issue everywhere though.

^^The homeowner here were not concerned with density; they were really concerned with having additional competition for the community house and swimming pool.

Traffic Islands on West Third and West Fifth Avenues

 

After much delay due to funding restrictions, Harrison West is finally going to see traffic islands installed on West Third and West Fifth avenues along with a bump out on West Third. ... West Fifth Avenue will receive two islands, one at the intersection with Perry Street and another where the Olentangy Recreation Trail crosses the street.  West Third Avenue will receive one island where it crosses the Trail and a bump out immediately to the east of the island.  The bump out will, in essence, replace the white striping already in place to narrow the lane in an attempt to slow traffic.

A couple more photos of the four-story, 108-unit apartment building under construction in Harrison West from Columbus Underground.  The first is from an article about the project developer - Wagenbrenner Development.  The article - "Wagenbrenner Continues Urban Infill Development in 2013" - discusses this Harrison Park project along with three other urban infill projects that Wagenbrenner is proceeding with this year.

The second photo is from a mid-November 2012 update from Columbus Underground.  This view is from the previously built 3-story Harrison Park Flats condo development across Perry Street from the under-construction Harrison Park Apartments.  Nice view from one development into the other.  They do seem to complement each other don't they?

Wagenbrenner Development also has a project website for their Harrison Park infill development.  It is located here.  Their website contains an nicely descriptive aerial that puts this Harrison West development into context with the surrounding city:

The above aerial does not include the under-construction, four-story, Harrison Park Apartment Building.  This is on the vacant lot across the street from the three building, three-story condo development called Harrison Park Flats.  The original post in this thread with the location map of the under-construction four-story apartment building is here.

Notice of a proposed new 3-story, 144-unit apartment development in Harrison West was posted by heresthecasey at Columbus Underground.  It appears that it would be located one block southeast of the 3-story Harrison Park Flats condo development built in the mid-2000's by Wagenbrenner and two blocks southeast from the recently finished 4-story Harrison Park Apartments (pictured above) also built by Wagenbrenner.  The proposed 3-story apartment development would be located across Michigan Avenue from the existing 2-story Alexandria Colony Apartments. 

 

It appears that the proposed 3-story apartment development would replace two 1-story office buildings and their surface parking lots on the development site.  Below is the project information and location map that was posted at http://www.columbusunderground.com/forums/topic/144-unit-apartment-development-proposed-for-harrison-west-michigan-at-buttles.

 

The developers of the Aston Place project in Victorian Village are now proposing a 144-unit apartment complex in Harrison West.  The site is bounded by Michigan, Thurber, and Buttles, and currently houses two commercial buildings and surface parking.

 

The apartments would be distributed in 7, 3-story buildings, with approx. 20 units/building.  The plan has been presented to the Harrison West society twice already, in October and November, and a vote will be taken at the January meeting on whether to recommend that City Council approve the site's rezoning for the project.

Snyder Barker Investments, the development team behind the Aston Place apartments and townhomes in Victorian Village, is looking to Harrison West for their next project.  They are still working out the details, but hope to build about 140 apartment units in the area bounded by Michigan Avenue, Thurber Drive West and Buttles Avenue.  The 3.4 acre site is currently home to the offices of the US Trotting Association.

The development, tentatively named “Trotter’s Gate,” will feature six three-story apartment buildings with surface parking behind and around the buildings.  Plans call for some unattached garages offering covered parking as well as a clubhouse and possibly a pool. ... Also in the plans is a parcel across Michigan Avenue from the main site that the developers hope to use for additional parking and to provide a connection to the Harrison West Connector shared-use path.

A little more about the proposed 3-story, 140-unit Trotter's Gate apartment development in Harrison West.  CU's discussion thread about the project at http://www.columbusunderground.com/forums/topic/144-unit-apartment-development-proposed-for-harrison-west-michigan-at-buttles/page/2 has nice phototour of the existing buildings on the 3.4 acre site - mostly 70's-style single-story office buildings with surface parking lots.

 

Also from the above linked CU discussion thread, apparently the developer has cleared its variance request with the Harrison West Society by reducing the number of curb cuts from 8 to 4, and by adding 1200 sq. ft. of retail space to the project.

Construction is set to begin soon on a 144-unit apartment complex in Harrison West.  The development — dubbed Trotter’s Gate in homage to the US Trotting Association offices that have occupied the site for decades — will consist of six three-story apartment buildings as well as a clubhouse, swimming pool, and about 1,200 square feet of retail space.

 

The project received approval and a letter of support from the Harrison West Society in February, but developer Snyder Barker Investments and their partners just closed on the three-and-a-half acre site last week.  The area to be developed is bounded by Michigan Avenue, Thurber Drive West and Buttles Avenue.

Work going on at the Trotter’s Gate development. I think the first building is retail, although I never did see a site plan for this. The rest of site has activity all over it. I bet the apartment buildings will go up fast.

Big news for my 'hood. Word is it'll probably be mixed used commercial and retail, with a retail strip along 5th. Obviously that could change though, this is a long way off.

 

Crazy that this whole plot was a neighborhood for most of Columbus' history until Battelle bought it all up in the 70s or 80s or something.

The land owned by Battelle in our neighborhood may look different in a few years. Battelle has informed the Harrison West Society that they plan to seek proposals for the development of their Harrison West property, which includes the parcels bounded by West 5th and West 3rd Avenues on the north and south and by Perry Street and the Olentangy River on the east and west as well as the parcels on the southeast corner of West 5th and Perry.

^ Great news! That has the potential to add a lot of new residents and activity to the area. I agree it'd be nice to keep some of the green space currently there as well.

 

I'd also imagine Battelle will have to develop one or more garages on their northern lots to accommodate for the loss of parking. Exciting times ahead in Harrison West!

That really is outstanding news!  This Battelle-owned land immediately south of their main campus always seemed like "excess land" for their purposes.  Battelle is an amazing local success story and a very community minded organization.  I'm pleased to see them returning this part of their organization back to the community.

Battelle Planning to Sell Excess Land in Harrison West for Future Mixed-Use Development

 

Battelle Memorial Institute has long been a community anchor and major employer in the city of Columbus.  While its campus south of The Ohio State University is no doubt a landmark for the neighborhood, much of the property it controls in the area has never been fully utilized by the organization.  However, that should be changing soon – as Battelle recently announced its intention to sell the excess land it owns south of W 5th Ave, bordered by Perry St, W 3rd Ave, and the Olentangy River.

 

The approximately 20 acres of land being put up for sale currently includes several large surface parking lots, a small industrial storage building, a daycare center, and two green spaces – one at the property’s southern edge along W 3rd Ave and another smaller strip on W 5th Ave east of Perry St.

 

Preliminary discussions between Battelle and the city indicate a preference for mixed-use development that maximizes the value of the land, focusing mainly on either residential or office space along with the possibility of retail on W 5th Ave.  One use that isn’t likely to be proposed for the site is a hotel, many of which have been developed nearby along Olentangy River Road in recent years.

Business First has a report about the Battelle Institute looking to sell some of its excess property south of its main campus.  Not much different than the previous Columbusight.com report from last month about this.  But it did include an interesting aerial that shows this property in context with the Battelle campus (and the OSU Medical Center a little further north):

I hope the city is able to acquire the greenspace at 3rd Ave, but I think people are letting their fears get the best of him. The majority of the property is a sprawling parking lot and redevelopment of it is great news for the neighborhood.
