Columbus: University District: South Campus Gateway

The Campus Partners / Buckeye Real Estate proposal to renovate two apartment buildings at the northwest corner of Ninth & High (originally reported in this thread back in October 2014) has received approval from the University Area Review Board and the University Area Commission to proceed.

I used to live in the one on High Street, about 20 years ago.  My first apartment!  It was cheap and nasty but we had a great skyline view.  I fell in love with that type of building and I have spent most of my days in something similar ever since.

Another great proposal immediately north of the approved Ninth & High project.  The Taco Bell at 10th & High would be replaced with a 6-story, mixed-use building with ground floor retail, internal parking and 5 floors of residential (123 units, 156 beds).  Below is an aerial map of the existing Taco Bell property:

I always liked the suburban stuff on High St.  The 7-Eleven/Taco Bell, the White Castle, the UDF, etc.  It's always reassuring when something uncool maintains a stubborn presence.

Yeah, it's reassuring when a small store with a huge parking lot fronts a major street and interrupts the urban fabric. Not to mention the eyesores these mentioned properties are. Glad you are "reassured".

South Campus Gateway close to full as nearby development spurs interest

Neighboring development may make 2015 a banner year for South Campus Gateway.  The mixed-use project is more than 90 percent occupied, but with multiple new tenants under construction and five deals in various stages, landlord Campus Partners for Community Urban Redevelopment said the 10-year-old development could be fully leased by the end of the year – for the first time ever.

Gateway opened in 2005 and includes 184 apartments, more than 90,000 square feet of offices and 225,000 square feet of retail, restaurant and entertainment space.  Occupancy was in the 80 percent range in the post-recession years and crossed 90 percent with the additions of the Oxley Tavern & Grillery bar and a Simply Vague store last year, plus CampusParc, which moved its offices to the site in January.

 

Construction starts next week on the new World of Beer bar and restaurant that’s taking over space along the pedestrian alley, and a new technology innovation office from Dublin-based Wendy’s Co. is expected to open next month.

Campus Partners is offering three homes located within the next expansion phase of South Campus Gateway free for relocation.  The three homes at 33 E. 8th Avenue, 31 E. 9th Avenue and 67 E. 9th Avenue are circa 1890-1910 (although I think 33 E. 8th is the best of the trio).

These are three turn-of-the-century homes that are in the way of the new South Gateway development in Weinland Park near OSU.  Campus Partners, to its great credit, has done the research to establish that all three are fit for moving and has found an experienced relocation contractor who can talk with you about all the details.

 

BONUS: If you would like to live in the home and keep it in Weinland Park, Campus Partners is willing to give you a free lot from its inventory of lots cleared by previous demolitions.  And you would also be almost certain to qualify for a $20,000 grant from the Columbus Foundation.  This grant would be part of the existing “exterior renovation” program, but my understanding is that you’d be allowed to use it toward the cost of moving the house.

 

DOUBLE BONUS: If, in addition to the above, you work for OSU, you’d qualify for the OSU grant that supports employee homeownership in Weinland Park.

Three articles came out today with news about South Campus Gateway.

 

First, a new retailer is confirmed as coming to fill the old Finish Line spot:

 

Yoga Six Opening First Ohio Location at South Campus Gateway

 

Fast-growing national retailer Yoga Six will be opening their first studio location in Ohio later this summer at 1624 N High St.

 

The nearly 4,500 sqft space has been vacant since its previous occupant, athletic shoe and apparel retailer Finish Line, closed up shop in January 2014.

Second, Wendy's 90 degree Lab tech. innovation center in the former Charlie Bear space has opened:

The Dublin-based restaurant on Tuesday showed off its new technology innovation center, dubbed 90° Labs.

 

The 1562 N. High St. space is in the South Campus Gateway. It’s a second-floor spot that has been two different night clubs and gives Wendy’s 8,200 square feet to grow into. It houses 25 employees but has room to hold up to 90.

So I go down High Street often, but I'm not sure I've ever driven down West 9th. So I'm not sure how long this building in the first photo has been topless but it is just west of the old townhomes shown in the rendering. I assume it is part of the property for the 9th & High project. As for the townhomes themselves there was a guy who looked like he was painting the porches. I'm not sure why since I would think major work will be going on there soon. I wasn't really paying very close attention to him though, so I may be mistaken about what he was doing.

Meanwhile on East 9th Avenue Edwards is making quick work of an old apartment building. These are from yesterday, today the whole place is probably gone.

It's been vacant for maybe 2 months now. Same with the one on Lane Avenue that had opened about the same time. I'd like to see both redeveloped into something more substantial.

Community Housing Network (CHN) is moving forward with their four-story, 60-unit apartment building on East Ninth Avenue after receiving tax credits for the project from the Ohio Housing Finance Agency.  The new building, which will offer affordable one-bedroom apartments for the formerly-homeless, will anchor the eastern edge of a much larger, market-rate project being developed by Edwards Communities.

 

The new building will serve as a replacement for the existing CHN facility at 1494 North High Street.  That building is slated to be demolished to make room for the second phase of the Edwards project; student housing above retail and parking which will cover the block of High between Eighth and Ninth avenues.

Proposal Submitted for South Campus Taco Bell Site

Renderings and a site plan have been submitted to the University Area Review Board (UARB) for a six-story, mixed-use building on the site of the south campus Taco Bell at 1525 North High Street.  The building would hold 120 apartment units, a 119-space parking garage, and 7,150 square feet of ground floor retail space, with a new Taco Bell taking up about 2,800 square feet of that.

Meanwhile, east of High, Edwards Communities is wrapping up demolition and about to begin construction on their seven-acre mixed-use development between Eighth and Ninth avenues.

It's really a shame.  With every fast food place replaced by yuppie apartments, High St. loses a little more of its Sunset Strip vibe.

They can do whatever they want to the Taco Bell as long as they don't touch the Bier Stube. It's the last surviving south campus landmark. Can't stand the Gateway but this is not the forum for that rant.

I always hated the Stube but I agree it's a south campus icon that should be saved if/when the Yuppie Midsized Box craze heads south.

Yuppie mid-sized box really does sum it up. But for what it is, it is not that bad. Too bad they can't extend it to the now vacant northern property (and make it look a bit better in the process).

 

That frontage along High is all retail, right? with two story parking behind that?

 

*Columbus always has had a thing for boxes...I recall seeing the construction of the Rhodes Tower, the ugliest, tallest, and biggest box of all(and stunted too since they capped it well below the original design). I guess the love affair with the box has just gone to 5-6 floors now.

Also on the agenda for the July 16th UARB meeting is a scaled-back proposal for the three-story building just south of the Taco Bell site at 1509 North High. Buckeye Real Estate received approval last winter to renovate that building – as well as a row house around the corner on West Ninth Avenue – and build a significant modern addition behind both buildings with structured parking and additional apartments. Unforeseen costs related to replacing water and sewer lines apparently has led to the scaling-down of the project. Sounds fine to me. I'm just glad those buildings will get cleaned up. They can be a counterpoint to all the new buildings going up in that area.

A Taco Bell in the South Campus area could have a student housing and retail complex up and running before the start of Ohio State University’s fall 2016 semester.

 

Columbus developers David Ruma of DCR Commercial Development LLC and Skip Weiler of the Robert Weiler Co. last night presented their concept for 123 apartments and 7,350 square feet of retail to the University Area Review Board. It would replace a Taco Bell at North High Street just north of West Ninth Avenue.

The land swap comes as Edwards Communities nears construction of the first 260 apartments on land assembled by Campus Partners between Eighth and Ninth Avenues, south of its mixed-use South Campus Gateway complex.  This land includes Community Housing Network Inc.'s 36-unit, low-income apartment building at 1494 N. High Street.

 

As part of this land swap, Community Housing Network will receive vacant land a block east at 81 E. Ninth Avenue and plans to build a 60-unit low-income complex there (previous July 16, 2015 update).

Sounds fine to me too.  I like the project better as just a straight-up renovation of both buildings without any additions.  Basically, its like the rendering below, but without that addition shown behind the West Ninth Street rowhouse.

Edwards buys land for OSU student apartments along High Street

Edwards Communities has acquired the land for its proposed redevelopment project off North High Street near the Ohio State University campus.

 

The developer’s Edwards OSU Apartments South LLC affiliate paid $5 million for 26 parcels between East Eighth and East Ninth avenues from Redstone Realty Company LLC, the real estate affiliate of Ohio State's nonprofit Campus Partners for Community Urban Redevelopment arm.

 

The sale clears the way for Columbus-based Edwards to begin construction on 260 market-rate apartments on the site of 5 acres or so.

At the existing South Campus Gateway they are working hard to prepare World of Beer for its Spring 2015 opening.

 

I hate to admit that I just got that joke, Eridony!

 

But World of Beer (or WoB, as all the cool kids call it) is finally ready to go in that pedestrian space that runs from High Street deep into the original SCG development.  Maybe turning most of it into a WoB beer garden will enliven that space.  I've heard worse ideas.

 

Anyway, Business First has an article about World of Beer opening up by this Monday's OSU opening game at Virginia Tech - which will include ABC6’s Football Fever pre-game show broadcasting live there.  The bottom two photos are from that article (linked below).  The first photo shows the same addition in Eridony's photo from July.  Columbus Underground had some mid-August photos of WoB's not-yet-completed space to compare with the finished space:

Building 1 (as listed in the site plan below): 5-story building with 144 apartment units and a bed count of 476 (over half of the apartments will be four-bedroom units); 133-space parking garage contained within the building; also connected by a pedestrian bridge to additional parking across Pearl Street; approx. 13,000 sq, ft. of retail divided into thirteen separate storefronts, all but one facing High Street.

Edwards Communities received approval from the University Area Review Board last week to build the High Street portion of their seven-acre mixed-use development south of the South Campus Gateway.  The five-story building will feature 23,000 square feet of retail, a 133-space parking garage, 140 apartments, and two interior courtyards which will sit on top of the garage.

 

Additional parking will be provided by the existing Gateway garage as well as a large, four-level garage currently being built on the east side of Pearl Street.  That garage will itself be surrounded by apartment buildings fronting Eighth and Ninth avenues.  An additional row of apartment buildings is also currently under construction on the south side of Eighth Avenue.

Although now approved, the start of construction on the building may be held up until this summer because the Community Housing Network building at 1494 N. High is still occupied.  That building won’t be demolished until its replacement – a new building currently under construction at the corner of E. Ninth and Section Alley, on the eastern edge of the larger development – is closer to being completed.

Well, apparently were not supposed to call it South Campus Gateway anymore.  Now its being rebranded as "the Gateway", or more formally "the Gateway – University District".  Anyone object to still titling this thread "South Campus Gateway" anyway?

A decade after launching as the keystone of the revitalization of Ohio State University’s southern edge, the South Campus Gateway is refreshing its brand.  The 7.5-acre mixed-use development plans to de-emphasize the geographical aspect of its name and go simply as the Gateway, or more formally the Gateway – University District.

 

It has a new logo you can see on its Facebook page and a new website, HeyGateway.com, registered last month and launched today.  “Hey, Gateway” is its new slogan.
