Columbus: University District: South Campus Gateway

Lots of turnover at SCG recently. Aveda (which took up a huge spot in the west building has moved out), as have Pizza Rev, Fusian, NutritionX and Yoga Six.

 

Hopefully the completion of nearby projects and streetscape work next year will bring some stability and beef up the roster of tenants.

7) Taco Bell site - six-story, 95-unit apartment building with ground-floor retail (with a new Taco Bell as a tenant) and structured parking (began construction spring 2017)

They are going to have to work quickly if they expect to finish by August...

I don't see how that's possible unless portions are pre-fab...

Had to be a typo, just look at any of the big builds in the Short North and you can see that this will be almost impossible.  It would've said in the approval if they were prefab or not but judging by the steel framing that doesn't seem like a possibility.

Proposals for High Street and 11th Avenue to be Reviewed

 

The University Impact District Review Board (UIDRB) will hear two new proposals from Buckeye Real Estate this week. One calls for a new three-story building that would sit in front of an existing apartment building on North High Street. The other would require the demolition of five existing houses on East 11th Avenue.

 

That proposal calls for a new four-story building at 99 E. 11th Ave., as well as a second, three-story building behind it. Each would have parking on the first floor and residential above, adding up to a total of 24 apartments and 55 parking spaces.

One calls for a new three-story building that would sit in front of an existing apartment building on North High Street. The other would require the demolition of five existing houses on East 11th Avenue.

 

That proposal calls for a new four-story building at 99 E. 11th Ave., as well as a second, three-story building behind it. Each would have parking on the first floor and residential above, adding up to a total of 24 apartments and 55 parking spaces.

Scrapped. The five houses will remain, but in a different form, likely without the party porches. The additional units at the rear will be built though.

Sounds like an ok compromise to me. I was in favor of this, but improving the existing houses while still adding the building (and more units) behind it sounds good too.

The six-story, 95-unit project is being built near 9th & High across from the South Campus Gateway on the site of a former Taco Bell.  The Dispatch Drone starts in the courtyard of the South Campus Gateway across High Street from the Luxe Belle.  The Luxe Belle building is mostly hidden by the Gateway sign, while the former 7/11 next door is being used as a construction staging site:

View of the Luxe Belle along High Street next to the recently renovated apartment building at 9th & High.  It looks like nearly two full stories have been framed in since our last update from about a month ago.  The Dispatch article this update came from - http://www.dispatch.com/business/20180318/swanky-student-apartments-near-ohio-state-flood-market - restated that the Luxe Belle developers do expect to open this coming August.  We'll see!!

Looks like the framing is moving pretty quickly.  And it better, since the developers say they will be opening Luxe Belle in August!

After 14 years in business, the Ugly Tuna Saloona is shuttering its doors at 1546 N. High Street in the Gateway building.  The popular nightlife spot was one of the original operating tenants of what was originally known as the South Campus Gateway when it first opened in 2005, but an expiring lease has led to the decision to close:

The sign advertises that Luxe Belle will offer "Free Taco Bell every week for 1 year - for the first 20 leases", presumably in the new Taco Bell that will be going in the ground floor of this building.  With three big off-campus luxo-dorms coming on the market for this Fall, it looks like the competition for leases is heating up!

Any underlying reasons why? Rent increases? Moving to another High Street location in one of these newer developments? Or just they've run their course. Some of those tenants were new back when I was going to Ohio State.

^ Gateway has always really struggled from a retail standpoint... The pedestrian alley especially has poor visibility for tenants and much lower foot traffic than I think the designers anticipated. IMO the whole complex was positioned a little too far south of campus' main shopping scene, and a little too far north of the short north's, to really be able to successfully attach itself to either one. At least from opening in 2005-ish to present. That should finally change soon now that so many other developments are about to open nearby, helping to fill in and bridge the gap

 

I also think if the grocery store which was there originally had been able to hang on (Sunflower Market, the entire chain closed shortly after opening here) things could have been different. But, backfilling retail space with university offices, and converting the apartments above into dorms also didn't help

But for real... Tuna was paying $20k+ in rent when I was still in school 7 years ago and that's what ultimately forced Charlie Bear out(along with Campus Partners choosing to act like a slum lord).

This project was always a joke.  I was hissed at 10 years ago on this site for making fun of this place, and now look at it.

Bit different final view of the Edwards project here. I still don't like the details/finishes on this, (hopefully UARB and the city are sticking to them to make the requested facade changes), but the overall massing really blends pretty well with the streetscape

^Basically, the facade as built is inconsistent with the design that was approved. This was first discussed at the October 2017 UARB meeting,

 

• Mr. Ferdelman reviewed the inconsistencies between approved drawings and as-built.

a. The cast stone portions of the facade were clad with running bond stone rather than rusticated piers and vertical stone pieces between the piers.

b. The upper cornice was set lower on the facade than as designed and parts of the cornice seem open to the weather.

c. The Southernmost portion of the facade has a brick bridge above the storefront windows that was not part of the approved drawings.

• Mr. Ferdelman commented that the purpose of the review and remediation is that plans approved by the Board are expected to be built as reviewed and approved unless modifications are made know to the Board and approved by them.

• Mr. Petruziello remarked the entire parapet is lower than was in the approved drawings.

• Mr. Goodman expressed the concern that the execution of the design was inconsistent; the Board expects a higher level of care especially on High Street; speaking for the Board we expect substantial adherence to the approved drawings.

• Mr. Petruziello commented that stone should return in the insets; the running bond versus rusticated stone seems less important than removing the stigma of the thin veneer applique on these storefront bays.

• Mr. Grado commented that the brick and stone should return along the entire High Street facade.

• Mr. Goodman remarked the Applicants should respond to the comments with proposed design solutions.

• Ms. Uhas-Sauer commented that the solution should be compliance to the Board approved design.

• Mr. Grado concurred that the proposed remedies should be aimed at compliance with the original design intent.

• Mr. Fleming commented that some work will be required on this building; the building as built calls into question the entire design review process.

• Mr. Ferdelman stated that the ground level at minimum should be addressed.

• Mr. Petruziello stated that drawings and details must be reviewed by the Board prior to doing any remedial work.

In addition to yesterday's news that Abercrombie is opening at South Campus Gateway, an updated leasing map on Steiner's website reveals several more new tenants -

 

-Good Night John Boy, a 1970s theme bar also opening at Cleveland's Flats East Bank

-Elia Athenian Grill, which has their first location downtown at Broad & High

-City Gear, a shoe and sportswear chain

-An unknown "new tech concept" - interestingly A&F is labeled as "new fashion concept" as well, so I wonder what we could expect here... I'll keep dreaming it's an Apple store ;)

An update about Luxe Belle.  To the surprise of no one on this forum, today's Dispatch confirms that Luxe Belle will not be fully completed in August in time for OSU's fall semester, which starts classes on Tuesday.  This weekend is the big move-in weekend on campus and for off-campus projects like Luxe Belle:

As stated in the Dispatch article (linked above in its ThisWeekNews version so you can read it):

 

"Luxe Belle, on the west side of North High Street between 9th and 10th avenues, won’t be completed in time.  Luxe Belle tenants who have signed a lease must stay in a lower-level apartment until upper floors are done in September and October.  To compensate, the developer, Preferred Living, is offering up to $1,000 in gift cards and a $500 gift card to Taco Bell, which will occupy the first floor."

I'm surprised they didn't buy up the stop and shop land so this development was on the corner.  Maybe stop and shop didn't want to sell or wanted a ridiculous price.

Look at Lane Ave and look here, from what I've heard they forced Giant Eagle out with ridiculous prices and those concepts not quite taking off.  Not sure how true any of that is but it was a rumor when they closed.  I would guess that both of the former 7-Eleven's as property would sell in the $1-1.5 range with no business included. Which means they would be asking much more for them to still be around.  I really hate to see holdout's in such prime locations.
