Cleveland: Downtown: John Hartness Brown Bldgs / Euclid Grand

Definitely some activity this morning.  A flat bed had unloaded two zero-turn skid steers and one of them drove right in through the front doors.  I couldn't see what kind of attachment was on the front (bucket, fork, etc.) so not exactly sure what they're up to.  Got to believe it's major clean-up at this point.

^ Those buildings are all part of the same structure.  JHB actually looks like five separate buildings that run from Huntington to Statler.  My understanding is that any hotel project would involve that entire stretch.

Down on Euclid, those buildings have had the plastic on the windows for some years now.  Still looks the same as in 2010 when I lived down the street in Fenn Tower.

^I get the feeling that newsnet5 piece is just regurgitating the earlier news about a possible Le Meridien, but isn't really adding any more heft to it...  But man do I hope it happens.

As I recall (and I'm too lazy to look it up right now) the people who wanted to develop the Le Meridien were out of California and wished to buy those properties a few years back.  According to the planning commission GIS, however, the same people own all those properties (3M LLC et al.).  If the properties haven't changed hands and are owned by different companies, what IS going on there?  Anyone able to shed some light? 

 

I'm really interested in this project as some of you know from when I tried getting into contact with 3M to paint over the old City Year sign in 1001 Euclid.

Finally, nearly across the street from the Kinpton project, work has begun to consolidate five formerly separate properties into what is expected to be a new Le Meridien Hotel.

 

Expected and confirmed are two different things.  Ive made a call and will report back.  As long as its an upscale Westin or LM I'll be satisfied as Starwood has long ignored the Cleveland market.  I know what ever happens.  I strongly expect to see a Hilton built as a result of 3 Starwood properties coming online in Downtown Cleveland.

Actually work has been going on in these 4 buildings since late January.

It's definitely in full swing now, as you noticed today. Yay!

I believe this is all the CORF cleaning & abatement that is occurring

The "yellow thing" is a drainage hose coming out of the building, it's been there the past couple weeks.

 

Has anything on this building confirmed, or is it still up in the ait?

True.  I wish Starwood would come out and say that a Le Meridien or Westin is going in there!  All though I'd rather see a St. Regis there.  The location is good for the PHS and E. 4th nabes.

Presumably at least one of the storefronts would need to be the lobby.  Another probably a hotel-related restaurant.  Not sure if it's still in the cards, but one of the earlier project descriptions envisioned turning the eastern most storefront (the building with the surving ick facade) into a car passthrough to the garage behind.  That would still leave two storefronts for something else.

Also, its not necessary to have the lobby on the ground floor.  I've been to many properties where the actual lobby is several floors up.  However, for this property and its location, I would prefer a ground floor lobby and restaurant and lounge area.

That sort of reminds me of the plans they had for May Company building, sounds dumb to be honest.

One thing I don't quite get is how the developers plan on laying out the hotel rooms here.  The floor plates are pretty deep and only have windows on the front and back. And light/view from the rear windows is...lacking.  I'd be surprised if they planned on digging a light well through the middle of the building, but I suppose that would work.  Otherwise seems like they'd have to "waste" a big chunk of each floor on massive central elevator lobbies.  Anyone have some insight here?

Cant the parking access just come from the back of the building? Why place a driveway on Euclid and remove a storefront?

 

IIRC there is already and alley on Chester that the parking garage accesses.  It's across from the park.  Its small alley and not really noticable, which is a good thing.  This would also help with making the That stretch of Chester more pedestrian friendly, while not sending mixed signals about using public transportation on Euclid.

 

Why not just build the car valet/enterance on this side of the building?  Having cars on Euclid directly acros from a Health Line Station is stupid!

I should make very clear that the drive-through was shown in a scheme quite awhile go, so I have no idea if it's still in the plans. 

 

Even if they really wanted vehicular access off of Euclid would be great if they figured out a way to tap into the existing driveway next door in the Statler Bldg, but not sure if that's architecturally feasible.

There are 3 access points. Two from Chester, and one from East 12th. We dont need another on Euclid, cutting through a building, and creating a double wide parking driveway, since it would be directly next to Statlers. Not very pedestrian friendly.

Agreed.  They could redefine that back parking area and do something creative with it.  I think this is the best parking garage in town.  Hidden on all sides.  You don't even know it's back there!

Okay there is definitely things happening at these buildings. The wood and plastic window coverings are gone and the shoe-town outlet storefront facade is removed and partially covered in wood.

Is the Shoe Town outlet sign still up? I thought that was going to last as long as the Barbara Anne Bridal sign at the Stanley, or the Goldfish Army/Navy sign.

Yes there is most certainly something happening here. I spoke to construction workers at the building on Friday and forgot to post :(

 

The crew working on the building now is an asbestos remiadiation crew, according the worker I spoke to they have a ~4 month contract to finish that work. Once they are done, a different construction company will then come in and begin developing the building into a hotel.
