Cleveland: Downtown: Stark's nuCLEus

The "Live!" chain run by the Cordish Companies of Baltimore has huge venues: http://cordish.com/live. They were going to open a "Cleveland Live!" to go along with their other city brands. But a new brand for them is the Fox Sports Midwest which has only one venue, in St. Louis.

In my failing mind it was something more recent.  Maybe the article I am thinking was just using above as a source.  Obviously Shake Shack will no longer be going in.

I hope they put balconies on the South side of the apartment complex (like the top floors on the north side) as it would allow for great views of the baseball games and fireworks.

As far as I know, and no meaningful changes at this late date. When you're pulling together the construction workers for the job, that's a bad time to be making changes to the layout. 😉 There may be some changes to exterior decorative elements, furnishings, etc. depending on availability, supply, cost, etc. however.

The laneway ideas were good ones. It's unfortunate the concept didn't seem to survive into the final design.

Looking over the brochure, it kind of reminds me of a scaled up and more attractive version of HARBORCENTER in Buffalo (well, some of it at least - ground level retail, parking deck, tower, large footprint, etc.).

I don’t believe there ever was an original rendering of what a Melbourne/E. 4th-esque laneway on E.6th would look like...

I definitely got excited by that early talk of laneways, but in retrospect, not sure it was ever a realistic vision for a new construction project relying heavily on corporate retail/entertainment.

Well, I don't think the current design is really a laneway, but as @Boxtruffles said I was referring to the Melbourne and Barcelona? examples cited in the original brochures.

Hi everyone. I love the insight and discussions on this site.  Long time reader. I’m happy to hear they are breaking ground in August. Cleveland is definitely on a roll downtown!

Gotcha, I just assumed everyone knew those were never intended to be taken at face.

If anything, this project from day 1 has taught us to take absolutely nothing at face value lol.

Cleveland Live?  Sounds like a rip of LA Live.  If LA Live can help revamp the Staples Center area.  Cleveland ive can certainly continue the progress in the gateway area. 

 

I think all this talk about a game changing development in the Gateway area, with a tower, residential and hotel is now now underwhelming for the location.  I generally like the conservative approach to residential development, here in Cleveland, because it keeps occupancy high, creates demand and makes nearby landlord invest and/or upgrade in their properties.  I would like to see and additional ten stories on each tower.

Using Google Sketchup and lots of reference photos, I recreated nuCLEus to scale almost perfectly (no, I do not work for Stark 🤣). Then, using my and @Clevecane‘s photos from the Beacon thread, geolocation in Google Sketchup and a little Photoshop wizardry, here are the same views, but 3 or so years from now with nuCLEus in the mix. Unfortunately for the Tremont locals, the beautiful view of Beacon won’t be around for long once nuCLEus rises, but I think it’ll be worth it...

 

Also, walking down 4th towards “The Rock” (it’ll catch on, just wait) and on-and-around Huron in 3 years is going to be great (*marvels at all the glass*).

It’s interesting that from Tremont, instead of filling in the skyline further, the two buildings simply lie in front of Beacon and Erieview.

I pulled the picture @Clevecane posted over here to make more NuCLEus comments - the casino garage in the lower right and the Gateway garage show why I think it is so important that they figure out a way to cover the top of the parking garage at NuCLEus.  Otherwise it will still look like a parking lot from above.  And while Stark may not care about my opinion, that's the ugly view that South facing residents and west facing office tenants will have - their opinions will matter.

You're right.  It's amazing how much of a difference angle and lighting can make.  (Although I do think there's a bit of embellishment in the rendering.)  For comparison:

Who knows... with the way hotel rooms are filling up these days downtown, they might need to find a place to put a Holiday Inn 🤪

I was thinking about this last night as I walked to the game--they must have WAY overpriced those lots, or people were just scared to drive to close-, because the surface lot across from the Q was less than 50% full at 7 pm last night.

Yeah, that's b/c no one could park there. They turned that lot into a pregame block party for various bars, same as Monday night for the HR Derby.

I didn't see any kind of party happening.  There were just randomly parked cars and open spaces.

Well you walked by at 7pm, the party was closed down at 6:30pm.

 

I was there, drinking on top of said lot.

agreed.  The newest thing Stark has working against him on this project is escalated construction pricing and shortage of construction trades - cement finishers, carpenters, masons, electricians, glazers...  all in short supply.  The companies running this work just don't have the manpower available.  Talk to any good construction worker, he's probably been averaging 50+ hrs per week the last several months.  The last big project I worked on budgets for end of 2018, I had several big general contractors tell me "thanks but we're too busy"....  can't recall ever hearing that before.  Duplicate that down the line for a half dozen major subcontractors/suppliers and your construction budget gets out of whack quickly.  Does anyone on here know who Stark was planning to use to build this?  I'd heard Walsh a couple years ago, but that fell apart.  Turner?  Gilbane?
