Cleveland: Downtown: Tower City / CityBlock Development

RISK OF CLOSURE

Recommended Posts

I think I've watched too much Man in the High Castle.  This is such a super cool building. Even if I'm generally underwhelmed by K&D's taste level I very much appreciate their ability to lease up buildings and get work done.

It's been offices since the early 1990s when it became the MK-Ferguson Plaza.

Correction -- since 1989.

Is it possible to walk into the Post Office building and look around/is it worth it (are there any visible murals or anything significance)?

Depends, isn't Quicken Loans still in there?  I know they get bent out of shape about whatever mortgages they may be discussing.

No they moved to the Higbee building.

Quicken Loans was relocated in 2016 to the Higbee Building:

@Mendo beat me to it

I thought they moved their offices to the Higbee Building a few years ago.

Google is behind the new Tower City makeover. And look for that section of Prospect Ave. to be turned to pedestrian only.

False... at least the part about Google.

I could see the value in a streetscape project through that stretch of Prospect, but pedestrian only makes little sense. The loading docks for the Higbee building are on Prospect. Plus there are a bunch of bus stops that would have to be relocated.

I wouldn''t mind if the mall itself turned into a tech hub. What would have to happen for me is the retail shops on Prospect that are connected to tower city to be filled with at least the existing national retail inside the mall (T-mobile, Victoria Secret, Brooks Brothers etc.) I feel like they would perform much better as well.

Can’t say. But the google part is most definitely not true.

Agreed--I'm all for traffic calming measures though

The company I work for (fairly large Cle-based GC/CM) has/had laborers at TC demo-img old retail spaces, including this past Sunday ( those of you not familiar with the Union building trades should know that Sunday work is double-time) so the heat is on to get these spaces ready for whatever's coming next; we've already been told by our superintendent that we've got more work coming at TC (not demo) later this spring/summer so something's definitely afoot down there.

I am excited to see the new project at TC.  Please keep us posted when you can.

As for what to do there, I have no real right to say.  But what I always liked about Tower City was that it was a large public--even civic--space.  Clearly they never got the retail mix correct, which is why we are where we are.  But seeing it partitioned into a tech hub when there are literally dozens of other more appropriate spaces to do that would be a loss of a civic amenity.

I have only one source, and it's barely a source. The reason is that he works for a large, national GC but is bound by a NDA. All he can say is working on a project at Tower City and it's worth an NDA. So there is **something** going on here.

My own contribution to the rumor mill may be a bit dated. A different GC rep told me last fall that she had seen massings of structures cantilevered over the RTA tracks near Ontario and Huron, overlooking the river. But they were just massings showing conceptual options. FWIW.

if there is any truth to this rumor, let's hope it's more than just a low-employment data center. For reference, this is re. a new Google data center in Columbus:

Quote

The Google project could cover about 275,000 square feet when it is finished. If it moves forward, it would create 50 jobs by the end of 2023, according to the city.

Taking into account what I've been hearing on my company's end and some other rumblings/"rumors", whatever is about to happen at TC seems much more ambitious & costly than a data/call center imo

I wonder if any of this would potentially affect the Casino?  I thought Gilbert was trying to sell off his Casinos but so far only the Rocksino has been sold.  I also have heard rumors (nothing specific) about what is going on at Tower City- and all I can gather is that it is going to be pretty significant.  Wish I knew more...  I do know that the Residences at Terminal Tower that K&D are adding will soon open the leasing office and have a lot of interest already.

$600 million for a 100%, 15-year tax abatement for only 50 jobs doesn't sound like a particularly great deal to me.

I guess New Albany can brag about landing Google or Facebook hubs, but I'd take a thousand blue collar jobs at an Amazon distribution center any day.

One would think that Bedrock would be close to announcing their plans for TC relatively soon given that physical work there is imminent; would Bedrock need to go before the city to get any designs approved for the space or since its strictly interior work would it just have to jive with whatever its zoned for and pull the necessary building permits?

They would need to get building permits for the interior alterations for sure. As long as the usage type is the same and the plans meet other building codes they shouldn't have any issues. If they are altering the exterior they need to go before the city for approval.
