East Walnut Hills streets to be converted from one-way to two-way

Three streets in East Walnut Hills are set to be converted from one-way to two-way, a recent trend as city neighborhoods have sought to improve safety and make themselves destinations rather than just places to drive through.

On Wednesday, the Cincinnati City Council approved $200,000 to convert portions of three streets:

William Howard Taft Road between Woodburn Avenue and Victory Parkway

East McMillan Street between Victory Parkway and Woodburn Avenue

Woodburn Avenue between East McMillan Street and William Howard Taft Road

This will be really nice for EWH. Curious how it all plays out and when it will finish. Will be nice when the new development is done and also the full project is finished.

Why were they converted to one-way to begin with? For the same reason that other city streets were converted to one-way: to move more cars and get people to/from the highway as quickly as possible. When I-71 was built, Taft/Calhoun and McMillan were converted to one-way to get cars to/from I-71 as quickly as possible.

I remember reading somewhere that Taft/Calhoun and McMillan were turned one-way when the Bengals played a game in the late 60s at Nippert, and they just never reverted it. 

 

In any case it's nice to see them slowly converted back, one section at a time. I wonder what it will take to convert anything west of 71 through Corryville and CUF.

Originally they wanted to widen University Ave. straight across from Clifton to Walnut Hills - that goes back to the 1910s-20s., then connect it with Madison.  Instead the concept for MLK and then the McMillan/WH Taft pairing was built.  

 

WH Taft shifts around as it travels across the area because it wasn't an original street but rather a connection of a variety of side streets.

I was wondering what they were doing there, very cool!

 

It seems it is building up quickly in general in Walnut Hills with the Poste project and the other big project on McMillan/Gilbert. Probably a big change if you came again or in a year or so, when you see it almost everyday not so much.

 

Walnut Hills still has a huge ways to go but it looks like a really nice start to activate the Gilbert/McMillan corridor.

Planning Commission is meeting tomorrow (November 1) to discuss zone change at 1801 Gilbert, for a proposed new facility for the Ballet.

Ballet gets key approval for its planned Walnut Hills building

The Cincinnati Ballet got the OK Friday for its new, $30 million expansion building in Walnut Hills, with the city’s planning commission approving a needed zoning change unanimously.

 

Commissioners voted to change the zoning from park and recreation to office general so that the ballet can build the Margaret and Michael Valentine Center for Dance just south of the Baldwin Building at 1801 Gilbert Ave.

 

The project won the endorsement of Walnut Hills neighborhood groups, which said it will tie into other nearby arts institutions in Eden Park, such as the Cincinnati Art Museum and Playhouse in the Park.

It's such a waste that their perfectly-fine building on Central Parkway, which isn't very old (maybe 15 years old in its current form), is being torn down for parking.

Nope, mixed use development with a structured parking component. Not a surface lot.

First you gotta build the new ballet building. The history of this town suggests that could be 4 to 6 years off. By then the new stadium will be up and running. IDOT will put their traffic counter trip lines down. They will have a better idea of how the new stadium impacts traffic in the area. The proposed convention center hotel will still be a proposal and FCC will build a lovely six story Hampton Inn on the site plus garage.

I believe it was a quote from Berding/FCC in one of the WCPO/Cincinnati articles, hence how it was originally brought up. The team said they want the ballet site corner for a mixed use structure specifically with structured parking.

A lot of work has been put into the Alms building, it looks a lot better and they are still doing a ton of work like replacing windows and I am guessing interior work so it is actually livable for the people that have had to live in here. ^Sorry, I'm not a picture guy (don't have a camera besides my phone and couldn't figure out how to post something like 3 years ago), but I know @jmecklenborg makes his way around these parts at times with his great photos. Jake: Anything planned soon for photos of this area?

 

There is also a lot of work going on Woodburn closer to or maybe already in Evanston with new construction and rehabs, and I think the Anthem site is supposed to start up pretty soon as well as the conversion from one way to two way, so in 3-5 years E. Walnut Hills / Walnut Hills will have a lot different feel than it currently does.

I drove through WH last week. East McMIllan looks significantly better with those two biggest gaps now being filled with The Scholar House and Poste developments

I thought about it last Sunday but ran out of time.  This time of year is tough because the sun goes down so early.  

 

There appears to be some framing going on in the Paramount Theater brewery.  

 

Also, there are rumors that the Greenwich Tavern has closed but then other people insist that it's till open.

I looked at Sibcy Cline, and it's interesting, it looks like they are doing rehabs on more homes scattered in Walnut Hills than they have in a long time or since I have been looking, as well as some new construction:

It's obvious from those first two links that developers are getting comfortable building/renovating houses near recently-built apartment projects.  Safety is probably their #1 concern with sales prices, and having large amounts of people walking around there makes the streets safer.

The old Myrtle's space will re-open as a new bar concept the first week of December.

 

A new bar will open in the commercial space in The Henry next to Woodburn Brewery.

 

A "high-end fitness" concept will open in the other The Henry commercial space.

Yeah, that house on Francisco Street looks really nice and well done, easily goes for $450k in Hyde Park.

 

Developers like those probably try to get the ball rolling on a street and keep rolling it over and gradually increase the prices as the street gets better. That area is interesting as they did that big project on Windsor and also going south of there it gets closer to Eden Park where there are houses in better shape. The movement south from East McMillan redevelopment will help too as it keeps moving pushing from both sides, sort of like in OTR from Findlay Market down and Gateway Quarter up

Yeah, south of McMillan will pick up pretty quick now.  North of McMillan is rough and won't get fixed up until south of McMillan and EWH development is close to complete.

^I don't know if I ever see North of McMillan in Walnut Hills ever getting re-developed back to market rate. Maybe fixed up with newer low income housing, etc. and it is really bombed out, but the people that live there won't get pushed out. It kind of rolls into Avondale too. It can be greatly improved though with a mix of new low income and mix of market rate for hospital workers, etc.

 

I do see south of E. McMillan and East of Gilbert becoming a high priced area though in the next 10 years, more than it is now and completely built out.

wow. haven't seen any of that before. The park avenue one looks incredible. Both are equally awesome though. 

 

It's great to see them creating housing for middle income residents, WH seems to be doing a good job of balancing their new housing. The scholar house is low income, poste is pretty high, and now this for middle.
