Streetscape work on McNichols in Detroit's Fitzgerald neighborhood to start in May

Construction is expected to start in May on $5 million-$6 million in streetscape improvements on McNichols Road in the Fitzgerald neighborhood, pending City Council approval.

The stretch in northwest Detroit from Livernois Avenue west to Greenlawn Avenue is among five such projects set for construction work this year, according to a news release. The streetscape changes come out of a commercial corridor beautification initiative announced by Mayor Mike Duggan in October 2017. The city sold $125 million in bonds to make streets more walkable and attractive to business in 23 areas, with $80 million of that for road infrastucture.

The McNichols stretch will get new sidewalks and concrete, a parking lot to offset loss of street parking due to a new protected bike lane, transit stop improvements, MoGo shared bicycle stations and other touches such as benches, according to the release and spokesman Dan Austin.

Ruth Ellis Center building 43 units of supportive housing for LGBTQ young adults

In 18 months, what's now an empty field on Clairmount, just west of Woodward, will be a new home for dozens of LGBTQ young adults now experiencing homelessness.

The 43-unit mixed-use permanent housing development is a collaboration between Highland Park’s Ruth Ellis Center and Full Circle Communities, a non-profit developer out of Chicago and represents a movement toward offering a vulnerable community housing before tackling other issues that can lead to homelessness.

Thirty-four of the units will be offered supported by vouchers that will cover most, if not all, of their expense. Eight units will be offered at low-cost. The final unit will be home to a live-in peer support specialist.

Plans underway to replace mobile home park on Cass Lake with luxury apartments

A post-World War II mobile home park in Keego Harbor may be replaced with a luxury apartment complex.

Within about two years, Ara Darakjian and his Birmingham-based Tir Equities LLC hopes to begin construction on the 5.33-acre site on Orchard Lake Road overlooking Cass Lake in the tiny Oakland County community nestled between Sylvan Lake and Orchard Lake Village.

In the end, the 93 mobile home sites, of which only about 65 are currently occupied, are to be turned into the Residences at Cass Lake project with about 250 high-end apartments and 50,000 square feet of retail if Darakjian can get the needed approvals and financing. Darakjian wouldn't disclose the development cost.

It would be unique in the area not just in its sheer scale of up to 72 feet but also in its raw ambition and motive — converting needed housing for low-income residents into luxury apartments for renters paying perhaps three times as much or more per month.

153-room AC Hotel to open in 2021 next to Bonstelle Theatre

An AC Hotel will open in late 2021 next to the Bonstelle Theatre, a developer announced Tuesday morning.

Detroit's Roxbury Group says it has signed an agreement with Marriott International to develop the project, which will have 153 rooms over 10 stories. Construction on the new building in the 3400 block of Woodward is expected to begin this summer.

The AC Hotel will take the place of the West Elm hotel that was originally supposed to have been built on the site, but was canceled last year.

The project, estimated to cost $46 million, will restore the Bonstelle Theatre to its original 1903 Albert Kahn-designed exterior and 1925 interior redesign, carried out under its then-new owner, Jessie Bonstelle. The theater will be attached to the hotel with a glass atrium. 

The theater will be used as a live performance and community event space. Roxbury says it "recently entered into a long-term master lease" of the Bonstelle property with Wayne State University.

Ilitch organization shows progress at Detroit's old Hotel Eddystone redevelopment

The Ilitch organization showed off its progress Monday on the once-stalled redevelopment of the old Hotel Eddystone next to Little Caesars Arena into new apartments, pledging to complete the project by fall 2021.

“We’re well ahead of schedule and we’ll finish well on time," Keith Bradford, Olympia Development's senior vice president of development, told a group of reporters and photographers during a tour of the building's top floor and ground floor.

The Ilitch organization has been working to overcome past criticism about the slow pace of development in the commercial, entertainment and residential district surrounding the new arena.

Olympia Development missed its original fall 2018 deadline to rehab and reopen the 13-story Eddystone, 110 Sproat St., just north of the arena. It relaunched the $35 million project last June, this time with a new timeline and milestones that were negotiated with the city and Downtown Development Authority.

The Eddystone is to reopen with 92 to 96 apartments, roughly 50% of them studio units and the others one-bedroom and two-bedroom units.

Lafayette Park residential project scaled back over rising construction costs

A Novi-based developer says his plan for a Lafayette Park residential development has shrunk due to construction costs.

The Lafayette West development on the site of a former Wayne State University pharmacy school is now expected to begin site work this summer at a project cost of $113 million, with 325 residential units — 245 apartments and 80 condos — across multiple buildings. The previous $111 million plan had called for 373 units, with 322 apartments and 51 condominiums, according to a Neighborhood Advisory Council document.

A 12-story building that had been planned is also being abandoned in favor of a smaller one.

"Construction costs are absurd right now. That's the culprit," said Amin Irving, president and CEO of Ginosko Development Co.

The NAC document says the cost per residential unit has risen from $299,700 to $348,600.

Godfrey Hotel planned for Corktown in $45 million project

A $45 million boutique hotel is expected to rise in Corktown near Michigan Central Station.

The seven-story Godfrey Hotel at 1401 Michigan Ave. by Farmington Hills-based Hunter Pasteur Homes and Chicago-based Oxford Capital Group LLC is planned to start construction in the fourth quarter and be complete in time for the North American International Auto Show in the summer of 2022, pending various city approvals.

The project, which has been in the works for over a year, would join a crowded field of boutique hotels in varying stages of development in the greater downtown Detroit area. It would also mark the first major new development revealed in the Corktown neighborhood, about two years after it was first reported that Ford Motor Co. was redeveloping the train station on 15th Street and building an autonomous vehicle and electric vehicle campus in the neighborhood.

A building on the site, most recently City Cab, that has been vacant for a couple of decades would be torn down to make way for the new project, subject to approval from the Historic District Commission.

Sixteen-story condo and apartment project planned for Detroit's Greektown

Plans for a 16-story mixed use building are in the works for Greektown – the first residential units in the neighborhood in several decades.

According to plans submitted to the Detroit Brownfield Redevelopment Authority, the $64.6 million project, called The Exchange, will have 153 apartments and 12 condos. It will be at Gratiot, Brush and Macomb, which is currently the site of a surface parking lot.

Detroit’s Oakman Boulevard Being Transformed into $8.6M Green Avenue

The Detroit Water and Sewerage Department has announced the city’s largest investment to date in green stormwater infrastructure to reduce neighborhood flooding and basement backups by transforming the medians on Oakman Boulevard between Joy Road and Tireman Avenue.

While not near the river, a portion of Oakman through the city’s northwest Aviation neighborhood has experienced significant street flooding and basement backups, most notably during rainstorms in 2014 and 2016.

“We made a commitment to the residents of the Aviation neighborhood that the city would take measures to help protect their homes,” says Detroit Mayor Mike Duggan. “What DWSD is doing here will use nature instead of storm sewers to manage huge amounts of stormwater to help reduce street flooding and basement backups.”

Automated parking structure part of historic Detroit Free Press Building redo

As renovations are being completed at the historic Detroit Free Press Building, a state-of-the art feature is being built in the basement – a fully automated parking structure.

Bedrock, which owns the building at 321 Lafayette, announced Tuesday that Los Angeles-based Dasher Lawless Automation is constructing the parking structure system, called AUTOParkit. When it opens during the second half of 2021 it will be the first of its kind in the Midwest, company officials say.

In the Free Press building, the AUTOParkit system will autonomously park vehicles in 105 stalls and retrieve them in 40 to 180 seconds. The parking structure will be used by residents and commercial tenants of the building.

Because of the basement’s depth and layout, traditional underground parking would have allowed for few spaces, said Kevin Bopp, vice president for parking and mobility at Bedrock.

Construction will begin this fall on a long-awaited Meijer development on Detroit's east side.

The 42,000-square-foot store, a small-format version to be called Meijer Rivertown Market, will sit on three parcels of vacant land at 1475 E. Jefferson. It will include 100 surface parking spaces.

Construction on the $15.6 million project. is expected to be complete in late summer 2021, said Dennis Archer Jr., of Jefferson Larned Development Company LLC.

Most apartments in complex near Detroit's New Center will have $454 to $945 monthly rent

Affordable housing is coming to Detroit's Milwaukee Junction neighborhood in 2021 to address increasing rent in the New Center area, the city of Detroit announced Tuesday.

Twenty out of 25 units in the new Milwaukee Junction Apartments will have monthly rent ranging from $454 to $945 — based on average median income — with water bills included. Construction began on the four-story development in May and will cost about $8 million, according to a news release.

The building is expected to open May 2021.

The Atlas Lofts poised to rise near Eastern Market

The Eastern Market neighborhood will get new residential units with the $7 million conversion of 1440 Gratiot into a development named The Atlas Lofts.

The six-story building, owned by FIRM real estate, was constructed in the 1920s and formerly housed Atlas Furniture Co. The project will include 30 residential loft style units ranging from 360 to 1,300 square feet. There are four ground floor retail spaces that will range from 630 to 1,000 square feet.

Renovation work is expected to begin in the first quarter of 2021 and be complete in spring 2022. Detroit-based design firm Rossetti says the project will blend the history of the neighborhood with modern and stylish architecture.

Apartments, condos planned for new 16-story tower in Detroit's Greektown

A plan to build a 16-story residential tower in Detroit's Greektown district received key approvals Tuesday and could break ground as early as December.

 

The $64.6-million development, called The Exchange, would be built at 338 Gratiot on a half-acre site that is currently a surface parking lot. Once completed in 2022, it would be the largest new building in Greektown since the Greektown casino's 400-room aquamarine hotel skyscraper opened in 2009.

Love the Eastern Market!  The market house on it's own isn't quite as awe inspiring as the Westside Market, but I love how it has that entire neighborhood of wholesale food, restaurants, and quirky loft buildings around it.
