  1. Looking at the Vocon website, it seems on face-value that Goodyear HQ is/was their current biggest project... So something bigger than that? Another HQ?
  2. I'm willing to place a bet on that and not change my answer: Google on the Riverfront in Tower City / CityBlock. Check back in a year (or however long this stays quiet) and see if I'm right... BTW, weren't there rumors about this at some point? Anyways, we should probably stay on topic here, maybe move this discussion to general thread...
  3. That second one looks like that second land bridge is a widening of East 9th with greenery. Nice! That current bridge for East 9th over Route 2 can get CRAZY during big lakefront events, seeing as its the only good way to currently get there...
  4. For reference, here's what it used to be... ...it looks like the only thing that changed was adding back in buildings to the surface lots. So what does FirstEnergy do for parking now? Also, one can see the land bridge and possible multi-modal design in @marty15 zoomed-in image if you look very closely

So it turns out this riverfront project is much greater in scale than I initially showed in the renderings... there appear to be at least three other buildings by the Courthouse that are part of this as well. Also notice SW's Breen in the bottom left by the courthouse (hopefully soon to close? ) Think about this: I can't imagine what a great walk it will be someday for someone to take a journey from the Rock Hall and Lakefront Development by FirstEnergy Stadium, past the Science Center, across the Land Bridge, down the Mall/Convention Center, into Public Square, through Tower City, Prospect Park and the new, high-tech City Block, and finally out, down the sloping hill/park towards the Riverfront. Sounds like the Yellow Brick Road of Downtown Cleveland to me.
  6. Wow, okay... so minus the two obviously apartment buildings in the center which I indicated previously.... (Not total volume of the building of course, but floor space) An estimated 1.35 million... Wow indeed...
  7. @Taller_is_better mentioned above buildings shown along Huron Rd. hidden away in the background on this page of the proposal for City Block. Here is the image that calls this into question: Depicted are new buildings where the current parking lots are, including what look like some bridges over Canal Rd that drop down to a new park area on the riverfront. This seems like a lot of new buildings on top of the already fairly large space inside Tower City reserved for City Block... I threw together my next Sketchup rendering to get a better understanding of the scale of this since the proposal doesn't touch on this at all for some reason... suspicious... how does this all connect to City Block? Anyways, here are some angles. The tallest building, assuming my almost correct scale, is about 350-400 ft. tall. Next to this mystery high-rise are two apartment buildings, and then another large building next to the sloping walkway down the park hill from Huron Rd. towards the river. Also, for those who've been following along with the renderings, the much taller yellow building in the second image represents a potential SW HQ on Public Square, for reference. *Note: As usual, these renderings are unofficial and do not yet represent the final product. They are to be used for speculative purposes only.
  8. I believe the entire project will cost $110 million, not just the first phase, but I'm not sure what the first phase entails. "The first phase of a $110 million renovation is set to begin in early 2020."
  9. And then, assuming we factor in SWHQ... just think about that... I know this isn't the SW thread, but I can't help but think that with City Block almost a certain lock at this point, it would only add another strong incentive for SW to stay downtown if they are looking to potentially develop/learn new ideas.

  12. Excellent argument. Since I'm obviously not a shareholder in anything, how much of a say do shareholders have directly in matters as big as this? From what you argue, it would seem to me that most other shareholders would also be weary of SW making a move out of Cleveland that comes with so many unknowns...

  15. That makes me wonder... I know Sherwin-Williams is one of the largest paint companies in the world. But I wonder, how much would other cities actually be willing to go to to land them? I get why everyone was going after Amazon, but that was a long shot for almost all cities. And just look at how much SHW is worth compared to Amazon: Amazon's current stock is $1,849 per share, while Sherwin-Williams's is less than one-third that, at 540$. I'm not saying SHW is not a large asset to the city's economy (it's crucial for CLE), but essentially, I'm asking if Sherwin-Williams is truly major enough to warrant other cities actively looking to steal them from NEO and pay the costs/deal with all of the economics of what YABO713 describes above. I would love some more insight into this. Maybe my argument/questions are completely bogus, I don't know...

It’s clear they need a better home,” said McCormack. “I think we definitely have it downtown. We have the ability to accommodate that. Beyond the spatial needs that are clear, and a more cohesive home for them, [Sherwin-Williams has] not expressed anything else” about incentives from the city. I know it's early, but it does make me wonder how much in incentives, if any, the company will ask for. I guess how much they do end up asking for will show their level of commitment to the city.
  17. ^Big blunder, SHW. Not sending this release out to employees with the foresight to see this "chaos" happening and letting rumors and intrigue run rampant? Crazy to hear all of this confirmed coming from the inside... If enough people at SHW now are "going crazy" about their future prospects and what'll happen to them/their jobs in four or so years, then I say the ball is definitely in SHW's court. How they react to a) the media possibly pushing the narrative that they are leaving NEO altogether and b) the general public pushing the narrative that it would kill the metaphorical heart of the city if they left, will be very interesting to see...
  18. Crazy how if the Sherwin-Williams presser didn't include the three words "several other states", the entire narrative would be different and this thread would be 100 posts shorter. Agreed. I think at least some word would get out from the employees if they were being told to pack up and leave in 4 years and no one told them anything beforehand. Imagine the wild rumors circulating in HQ and R&D, the chaos...
  19. Of course a company is going to say they are "exploring all options" with regards to making a move as big as this. I take these kinds of sentences in press releases like this with a grain of salt. I hope that KJP's scoop that the two local developers (Turner and Gilbane I believe) were the only ones contacted is true just to further prove the point that it is all a show by SHW and that they've already decided on staying in NEO at the minimum. I see little to no chance they move anywhere else.
  20. Yes, I believe it is. Not to get too off-topic, but here's a comparison chart I made recently that is fairly accurate (could be missing some) and provides some insights about skyscraper development. Looking at this chart, it's surprising (although becoming less and less surprising) how seemingly far ahead development-wise Cleveland is out of the 3 Cs in Ohio. Sure NuCLEus is stalled (hopefully not for good), but from what a few posters on this forum have been hinting at, there could be even more announcements on the horizon, hence the Unknown towers listed below. It feels to me like we are far ahead of the game in Ohio. And The Lumen and Beacon projects is a great example of our momentum. SHW would be the greatest icing on the cake. Important note: Unless I missed something crucial, Cincinnati has no current developments/proposals whatsoever reaching 300 ft or higher. A little unfortunate.

It's great to know they're being put to good use in order to stir the Sherwin-Williams paint can, so to speak Speaking of stirring the paint can... First I presented the 1000+ option, for the those who'd like to build it big and build it supertall... Now I must to present the other option, for those who'd like to build it dense with many, slightly shorter buildings... At the request of @YABO713, here it is: the alternative package to the 1000+ option. This brand-spanking-new package features: 750 ft HQ building 430 ft HQ or R&D building 330 ft R&D building and as an added bonus: More green-space for downtown! The great modern campus feel you know and love from your college days! Potential room for retail, lifestyle, and other entertainment options! Invisible walkways! (or they could just be underground!) No depressing parking lots of misery!
