  2. They are much better positioned to be a partner of sorts than city/county. For the W. End I was even thinking 3CDC as a partner, they were created and funded by the local Fortune 500 and the big companies which really made OTR what it is today. I don't know if the return on investment is there with a stadium though. Linder could bring a number of corporate entities that could own a piece of the Stadium or the Franchise. If the Stadium gets built a bunch of them are going to buy advertising in and outside of the Stadium anyway.
  3. I have read articles about this topic for years. Another interesting tidbit along this topic is that post WWll with the interstate highway system, and the creation of the suburb it made the USA much less ethnic. Poles, Irish, Italians, Greeks etc all had their own hoods (depending on the city). With the suburbs people clustered around economic/income status, not country of origin or religion.....not nearly as much. My Mom grew up in Northside/Cincy. For the Catholics the Germans went to St. Boniface and the Irish St. Patricks. Seems silly today. Suburban flight was going to happen but it required a perfect storm, ending of WWll, infrastructure going to the burbs, a good economy, affordable autos. It really was not "White Flight". Black Americans move to the burbs as soon as they can, and most do today. Ironically Black Americans are getting pushed out of places like SF, Oakland, DC, NYC, LA. Heck look at OTR. The mass gentrification movement of urban America always has some controversy attached to it, nonetheless virtually anyone can participate in it and sometimes you do not need a lot of money, sometimes you do. Regarding the urban hoods getting demoed for interstates, that happened to all kinds of hoods. If you are going to get married and have kids most couples want to be able to stretch their legs and have a yard, sometimes you can do that in the city but often a nice suburb is the best place. I think what is happening now is that the older suburban ring is looking pretty shaky or dicey. Some of those homes and streets are looking pretty bad. When I was in HS I lived in a burb called Devonshire in NE Indianapolis. It was really nice. Over the past 10 years, when I go back, a lot of the homes there are in bad shape, lawns look like crap. Everyone moved north to Fishers.
  4. Thanks. The office building is going to be difficult. There is some decent vacancy holes in the CBD now, including 2 85,000 RSF subleases being marketed. Competitors like Baldwin is filled up, and the Grand went apartment. Keystone off of Dana is marketing another building, you have the 2 Oakley Station buildings, Baldwin 500 is vacant, Uptown Gateway MLK/71 is 3 proposed 150,000 RSF Class A buildings, 3046 Stanton is marketing an 80,000 RSF Class A building. Midtown office space does compete with the CBD/Banks. There are a few more midtown planned buildings I did not mention. A new Class A office building midtown, CBD/Banks you are looking at $30.00 Full Service per RSF, vs. low 20's Class A CBD. Does not include parking.
  5. I thought the County was much more involved in this, at least with decision making. They have been billed over 20 Million in legal fees (years ago) on the Banks. What is Phase 3 BTW?

I have a friend in SD who has followed this and has said the development deal does not require that the soccer stadium must be built, even with that they might not be granted a franchise. For the sake of SDSU football I hope a new stadium gets built somewhere in that footprint, cause where else would they play, PETCO Park? Curious, did the city only focus on the 1 development plan? No other investment groups were invited to submit proposals? SD is a pretty appealing market to only have 1 Tier 1 team, Padres. Hopefully the Qualcomm site gets developed with a Stadium for MLS and SDSU.

  8. San Diego's MLS stadium plan was to house SDSU football. Does an ownership group even exist in San Diego? Yep. FS Investors ($$$$) have already qualified from MLS to apply for expansion. Landon Donovan is their pitch guy. The holdup is that FS wisely hit the ground running as soon as the Chargers bolted. Other developers who were asleep at the wheel swayed city council to delay a public vote that would have certainly given FS the green light to develop the stadium site with no public money. SD's situation is indeed an interesting contrast to FCC. http://www.soccercitysd.com/ I heard that the fine print in the development of the Qualcomm site did not even require a soccer stadium (that SDSU football needs to use also). Was the city thinking about just giving away that real estate for next to nothing? Apparently the cost to develop the area is astronomical due to the fact it's a flood plain and there's a bevy of pre-existing issues with soil contamination . So it would be akin to a city selling a crumbling old mansion for $1 to an able and resourceful buyer. The "leadership" at SD State was unhappy with 1. the small size of the proposed stadium and 2. certain rules the MLS would have imposed regarding use that were seen as too rigid and unfair. Is SD's expansion bid dead? Maybe for now. But I do believe it's a no-brainer for MLS to have both Cincy and SD in the fold. City should put the real estate on the open market and see what they can get. Various recent estimates of the land value have ranged from zero in its present condition to $3 million per acre, or $240 million for the 79.9 acres once infrastructure was in place. FS is not seeking all 166 acres at Qualcomm to avoid a city charter requirement that sales of 80 acres or more of city land require voter approval.   13. Enquirer put 75% of their office space on the sublease market. PDoc brings in about 40% of the online traffic. Other websites seem to be much active with soccer traffic. I remember the law suit against the Enquirer back then. One of their employees hacked into the voicemail system at Chiquita. Enquirer seems kinda dead.
  14. Commercial property is assessed by a combination of land value and income. Therefore, a vacant 580 building (before turning it into condos) could theoretically be assessed less than say the Tri-State building if it were fully 100% occupied because the income it brings in is more than the 580 building. You can appeal property taxes all the time and it is part of managing your expenses if you own investment property since taxes are often the largest expense to manage. When the 580 building lost Great American as a Tenant, whatever the building was worth ....it became a lot less valuable. If you lose 80% of your income you should be able to appeal and reduce the value for tax purposes. And yes it is pretty common. Looks like the Skyhouse real estate tax exemption is a partial one, they will still pay RE taxes like the portion to fund the city school system.

  16. Whoa?! Is that true for all major league sports? Seems like a nightmare to keep track of (lucrative for the accountants!). It isn't the league or sport it is the city or state that does it. Players usually get credited in their own local taxes though. As an example if you reside in Cincy and work in Blue Ash, you pay 1.1 % to Cincy and Blue Ash gets 1%. It is called the Jock Tax.
  17. I could have been more precise and said a house brand for groceries, and a value one at that. They've got a small lineup of grocery that competes with higher end items, from what I can see. I've got dozens of their batteries sitting in a closet, but batteries were never something I was buying at Kroger, anyway. I buy $1 boxes of pasta at Kroger. Right now, the best price I can find on Amazon is $1.38 for the same box. Plus, fresh produce and cuts of chicken/fish/meat make up the vast majority of what I buy and eat, and I'm not one to let someone else pick those out for me - so I'm admittedly not in the online grocery target demographic, anyway. I don't know that I'd trust someone to deliver those, either, and I'm not into fond of waiting around at home at specific times for deliveries - as most of that stuff can't be left on a porch. Same here. I have a Kroger 1 mile away, I go 3-4 times a week.

    Using Roku/Sling, $20 a month during the summer then bump up for the sports package during football/Bball season. Watching stuff on Roku/Youtube as much as any other channel lol.

  22. Nada, the entire MLS deal has come about due to amazing attendance, branding, ownership. If they get the bid then a stadium gets done IMHO.

  24. That seems small, maybe the county or even the State or maybe nobody. Ky has no tier 1 professional sports teams. Just hoping the MLS selects FC Cincy, both locations are solid.
